PROJECT MANAGEMENT

INVESTOR’S ADVISOR

We provide advisory services at every stage of the process of organization and execution of investment without direct involvement in the process. We plan actions and then supervise the sequence and correctness of their implementation, prepare documents or verify their correctness, conduct permanent monitoring of the progress of works and control the process at each stage by identifying and reporting possible threats.

SUBSTITUTE INVESTOR

The investor starting the construction works is burdened with a lot of responsibilities. Often there is no time to control the construction site and lack of technical knowledge. In this situation, he should hire a professional company to supervise the construction process. The project supervisor is a representative of the investor’s interests in the entire investment process and not only during construction. It is a company acting on behalf of the contracting authority in full and responsible for organising and coordinating the activities of all parties involved. It is also a group of people who perform activities provided for in the Construction Law for a direct investor, replacing him in these activities – investor supervision. In the case of small investments, it is sufficient to employ one person with appropriate rights. In the case of larger, more complex projects, there is a need to employ a company like ours, which specialises in the management of construction investments.

INVESTOR SUPERVISION

Investor supervision is one of the elements included in the alternative investor service. Members of the investor’s supervision team are full members of the construction process and perform the activities provided for in the Construction Law for the direct investor. They have building certificates to perform independent technical functions in the construction industry, technical knowledge and professional practice adjusted to the complexity of construction works.

Investor surveyors ensure that the works are carried out correctly, in compliance with applicable regulations and technical documentation. On the other hand, investors’ supervisors are not responsible for the achievement of the objectives for which the investment is carried out and for many other elements that may be relevant to the direct investor, such as budget, timing or checking the compliance of the work with non-technical contractual provisions.

PROJECT MANAGEMENT, CONSTRUCTION MANAGEMENT

In a simplified way, it is the management of the entire investment implementation process by a specialized engineering company instead of traditional employment of the General Contractor by the Investor. Our company ensures competent supervision of the construction site, coordinates works, conducts tenders in packages representing individual specialist works and then recommends to the investor to choose the best contractor for a given scope of work. He takes care to collect the documents necessary to obtain the use permit and acts on behalf of the investor in all administrative processes. The implementation of the investment in this mode, in many cases, has an advantage over the traditional choice of general contractor. It is recommended as optimal for complex construction projects. It mainly consists of a package of different branches and stages of work during the implementation of the investment, which fundamentally distinguishes the system from the general contracting, i. e. entrusting one company with the entire scope.
